Do I need approval to paint or change something in the home I am renting?
Any and all changes or modifications to the property must be requested in writing to Advantage Gold
Realty for approval before any changes are made to the home. Please makes sure that you get all approvals
in writing.
Do you coordinate Property Maintenance and Repairs?
Advantage Gold Realty handles all requests for maintenance and repairs. We coordinate all maintenance
and repairs utilizing our in house Maintenance Company as well as outside Vendors. We will contact
the owner prior to any repairs being performed over $200.00 unless it is classified as an emergency.
Do you do a Start-Up Review of the property?
Vital part of managing your property is to know your property. We perform a detailed review with
digital photos before allowing a tenant to occupy your property. The start-up review documents
the condition of the property so when the tenant vacates, there is a sound basis for the security
deposit.
Do you have Tenant Screening Process?
Thorough screening is crucial to successful Property Management. We require all applicants to
fill out a detailed application and submit it for processing/approval. A credit check is NOT
enough! Our company conducts a careful review of their credit and income, and some cases past
tenancy history. Cross referencing all these areas provides answers to qualify or disqualify
prospective applicants.
How do I apply for a rental?
The easiest and fastest is to apply on-line. A completed application, verifiable income and application
fee of $40 must be provided for each tenant over the age of 18. All application fees are non-refundable.
How do I know if a property is still available?
Most all properties listed on our website are available to rent. We do not remove listings from our
website until the lease is signed. So it is possible that we have approved rental applications on a
property, but because a lease has not been and we have not collected all funds owed, they will still
be visible. If you find a property that you are interested in and find out that it is no longer available,
we will gladly tell you about other properties available or other properties coming on the market soon.
How do I make a request for a Maintenance Problem?
You can submit a Maintenance request online, print a maintenance request online and mail to our office,
or visit our office and fill out a Maintenance Request Form. Maintenance Request Forms can be
found in the Tenant Resources tab of our website.
How long will it take to process my application?
Once a completed application, with proof of income and application fee is submitted, most applications
take 2 hours. Usually, the only delay is an incomplete application or a previous Landlord’s
lack of response if rental history is required.
How long will my property be vacant?
This is the most commonly asked question we receive. Unfortunately, there is no way to predict
how long a property will remain on the market, even in the best market conditions. However, we
will work very diligently to rent the property as quickly as possible. What is important to remember
is that the most important objective is to have “a quality tenant.”
How much are late fees?
Late fees are 5% of your monthly rental rate. Late fees will continue until the rent is paid in full.
If you are going to be late, please contact our office immediately or email your property manager.
Communication is very important when the rent is not paid on time. Please do not ignore us when we
contact you for information.
How much will my house rent for?
We always want to tell you what your house can realistically rent for rather than a number that is unattainable
just because it sounds appealing. To figure a rental rate we do an analysis of current market
trends. We look at comparable rentals and take into consideration the condition, amenities and general
appeal.
I did not have a pet when I moved in; may I have a pet now?
First, email your Property Manager of your request for a pet. Do not move a pet into the property without
permission. Once the pet has been approved an increased security deposit and fee may be required and
a pet addendum must be signed.
What are your office hours?
Our office is open Monday through Friday from 8:30 PM to 5:30 PM.
What do I do if I need to move out?
It is required that you provide a 30 days’ notice in writing to Advantage Gold Realty. The Notice
to Vacate must be received in the office 30 days before the end of the month. If you are on a
month to month tenancy you will be required to submit your notice prior to the next billing cycle.

What happens if I pay my rent late?
If you have not paid on-time and if you have not contacted our office, we will contact you to find out
what the status of the rent is. If you have not paid by about the 16th of the month, we will prepare
a Three Day Notice to Pay or Quit, which is required by the State of North Carolina.
When is my rent due?
Rent is due on the 1st of each month and is considered late on the 7th. Late fees are applied
to all payments that are received in our office after the stare of business on the 7th.
When will I receive my rental proceeds?
Rental payments processed the 1st through the 6th of each month:
Owner rental proceeds will be mailed/deposited by the 10th of each month. If the 10th falls on a weekend,
owner rental proceeds will be mailed/deposited on the next business day.
Rental payments processed after the 6th of each month:
Owner rental proceeds will be mailed/deposited no later than 10 business days after payment is processed.

Where can I pay my rent
You can pay rent in person or by mail to 301-C Western Blvd, Jacksonville NC 28546. Our office
accepts checks and money orders. You can also pay rent your rent online using our tenant portals.
Where will you advertise and Market my property?
We will advertise your property through the use of Third Party Websites such as Realtor.com, Trulia
and Zillow. We will also Display a “FOR RENT” sign on your property and place a lockbox
on your home. These signs promote a high volume of calls to our office every day.
Why can’t you give me a copy of my credit report?
To protect your privacy and financial information, Advantage Gold Realty does not print out any credit
or consumer reports. We run the reports on-line and make notes on our application checklist. The Fair
Credit Reporting Act would require us to get an applicant’s written permission and the written
permission of the consumer reporting agency, which is not possible, before releasing a printed report.

(painters, handymen, plumbers, carpet cleaners, etc.), to ensure that your unit is in good condition.
